Hoarder property clearance done safely, respectfully and properly

Hoarded properties often hide serious hazards: blocked exits, pest infestations, rotting food, sharps and structural damage. Our teams clear the property safely, separate anything that needs to be kept, remove waste responsibly and deep clean the home so it's safe to live in or let.

Compliance and paperwork

Waste from this work is removed by registered waste carriers and you receive a waste transfer note for your records, as your duty of care under the Environmental Protection Act 1990 requires. Chemicals are used under COSHH assessments, and every job has a site-specific risk assessment and method statement.

We cover England, Scotland and Wales from our London office, with hoarder property clearance and cleaning available 24 hours a day, 7 days a week.

Hoarder property clearance and cleaning: common questions

Can the resident be involved?

Yes. Where the resident is living there, we agree a plan with them and their support workers and can work in stages if that's better for them.

How much does a hoarder clean cost?

It depends on property size, volume of waste and hazards found. We give a fixed quote after a survey, which can be done from photos or video for speed.

Do you deal with pests?

We identify signs of pests and refer them to a pest control partner, then coordinate treatment around the clearance.

Is hoarder clearance confidential?

Yes. We work discreetly, with unmarked vehicles on request, and we don't discuss clients or properties with neighbours or third parties.

What happens to items that are kept or donated?

We agree what is kept, donated, recycled or disposed of before we start. Items for keeping are boxed and labelled, and usable items can go to charity where possible.
